Single Family Homes

This type of home is a free standing dwelling that is owned entirely by an individual or a household, without a shared interest from a neighbor in an adjoining or neighboring unit. These homes come in various different architectural styles and dates of construction. The average age of a home in Westchester is about 65 years old, so touring these structures needs to be approached with a knowledge of construction principles and environmental awareness. Lot sizes and zoning codes vary in each town. Often the exterior maintenance of the housing and lot is the responsibility of the owner.

Townhouse Condo Communities

Typically these homes are owned by individuals and the common elements such as parking, pools, playgrounds, tennis courts, or club houses vary from development to development. Owners pay Home Owner Association Fees (HOAs) which typically contribute to the cost of maintaining all common areas such as snow removal, landscaping, roofing, etc.

Condominiums administer their properties through boards and/or associations with members being elected from all owners, and can also be assisted by a management company. Rules and regulations governing the condominiums are established by the rules of the development’s incorporation and may be modified by these boards.

Condos & Cooperative Apartments

Single units within an overarching multi-family apartment building. These homes are prevalent in New York City but not the majority of housing stock in Westchester.

The Westchester County Fair Housing Law requires Cooperative Housing Corporations in Westchester County to adhere to certain time frames in reporting a board rejection as of August 1, 2021, Section 700.21-a of the Westchester County Fair Housing Law.
